The year is in full swing, homes are moving and we made it through the January freeze. The year end numbers are out and overall the Austin-Round Rock Metro saw a 2% year-over-year increase in Closed Homes Sales, and Sales Dollar Volume is up by 1.4%.

This tells me that prices are becoming more realistic, close to where we were in 2019 and Buyers are seeing interest rates under 6%, so they are making moves. Negotiating skills matter most now and Buyers can take their time, as they enter into a "functioning" market and no longer feel "frenzied". Inventory is staying around 4 months, giving Buyers options and Sellers are seeing less competition.

There are fantastic opportunities in Austin and now you have many more affordable options than a year ago, with mortgage rates down and prices stable. It takes insight to see them and at Sage Space RE, we are here to share our creative ideas and wisdom with you as you search for your next home.

Monthly Sales Stats

Dive into the last numbers from 2025 here and where we actually landed for December. We saw Closed Sales up by 4% for the City of Austin. Listing inventory is down overall from over 6 months at the beginning of 2025, down to 4 months now, which shows a balancing market. Average Close to List Price is at 90.9% compared to 91.9% in December 2024, so prices are on the realistic road to recovery as well.
