Wow, where did the summer go . . . I can’t believe school is about to start and Fall is almost here!?! I look forward to settling into the routine and steadiness of Autumn, and as I review the Unlock MLS data, I am seeing the stabilization of the Austin housing market. Inventory is growing, and Buyers have more options with less competition. Sellers are now willing to meet Buyers requests, and help with more closing costs up front. We saw closed sales bump up slightly in June, while the median price is holding steady at $450,000 for the Austin-Round Rock MSA.
I am seeing the JOY return to real estate. As Buyers reenter the market, they are getting the pricing and terms they want, despite the interest rates. Sellers are seeing that pricing, home preparations, timing, and having financing options all require a Realtor’s tailored approach when listing, helping them maximize their net profit. I am having more conversations on strategy and navigating this market than ever before. This is not only encouraging, but proof that our market has staying power.
